NOTICE OF PASSING OF OFFICIAL PLAN AND
ZONING BY-LAW AMENDMENT

MUNICIPALITY OF WAWA

CHANGE GENERAL COMMERCIAL (C1) TO
RESIDENTIAL APARTMENT (RA*) ON BROADWAY AVENUE

TAKE NOTICE that on the 15th day of April 2025, The Corporation of the Municipality of Wawa adopted By-Law No. 3792-25 under Section 34 of the Ontario Planning Act to amend Wawa Zoning By-law No. 2821-15 and Official Plan 2379-10 by changing General Commercial (C1) to Residential Apartment (RA*) on Broadway Avenue for the subject property described as Lots 418, 419 and 420, 4290 and 4291 AWS, Plan M-27.

THE PURPOSE AND EFFECT of the Zoning By-law Amendment is to amend Wawa Zoning By-law 2821-15 to change General Commercial (C1) to Residential Apartment (RA*) on Broadway Avenue for the subject property described as Lots 418, 419 and 420, 4290 and 4291 AWS, Plan M-27. The Official Plan Amendment is to amend Official Plan 2379-10 to redesignate the above-mentioned subject lands from “Downtown” Commercial to Residential on Broadway Avenue.

TAKE NOTICE that appeals to the Ontario Land Tribunal in respect of the By-Laws may be made by filing a written notice of appeal with the Clerk of the Municipality of Wawa, no later than the 7th day of May 2025, setting out the reasons for the appeal and accompanied by the Ontario Land Tribunal Appellant Form (A1) and required fee made payable to the Minister of Finance. This form is available on-line at https://olt.gov.on.ca/.

IF A PERSON or public body did not make oral or written submissions to the Municipality of Wawa before the By-Law was passed, the person or public body is not entitled to appeal to the Ontario Land Tribunal. Only individuals, corporations, and public bodies may appeal the By-Law to the Local Planning Appeal Tribunal. A Notice of Appeal may not be filed by an unincorporated association or group. A Notice of Appeal may be filed in the name of an individual who is a member of the association or the group on its behalf. No person or public body shall be added as a party to the hearing of the appeal unless, before the By-Law was passed, the person or public body made oral submissions at a Public Meeting or written submissions or, in the opinion of the Ontario Land Tribunal, there are reasonable grounds to add the person or public body as a party.
