Notice of Passing of Zoning By-Law Amendment - Temporary Use Zoning By-Law No. 3883-26

TAKE NOTICE that on the 2nd day of June 2026, The Corporation of the Municipality of Wawa adopted a temporary zoning by-law amendment under Sections 34 and 39 of the Ontario Planning Act to amend Zoning By-law No. 2821-15 for lands municipally known as 120 Pinewood Drive. The zoning by-law amendment provides for a Temporary Use Exception to the Zoning By-law 2821-15, at 120 Pinewood Drive, Wawa.

NOTWITHSTANDING the provisions of Zoning By-law No. 2821-15, lands legally described as Part Location CK-85, Registered Plan 1R-1265, Parts 1 to 3, Parcels 5528 AWS, Wawa, ON., municipally known as 120 Pinewood Drive, may be used for a temporary work camp accommodation and ancillary uses to provide for temporary housing for up to 176 persons, mainly contractors working at Alamos Gold, for a period of up to 36 months (three years). The zoning by-law amendment states that Schedule A-1 of By-law Number 2821-15 of The Corporation of the Municipality of Wawa is amended to apply a temporary use exception to the subject lands at 120 Pinewood Drive, Wawa, for a period not exceeding three years from the date of passing.

THE PURPOSE AND EFFECT of the Zoning By-law Amendment is to permit a temporary work camp accommodation (trailers) and ancillary uses on lands at 120 Pinewood Drive to provide temporary housing accommodations for contractors performing work at Alamos Gold. The temporary use approval is valid for a period of up to 36 months (three years), after which the lands will revert to their existing Rural (RU) zoning unless an extension is approved by Council.

TAKE NOTICE that appeals to the Ontario Land Tribunal in respect of the temporary use by-law may be made by filing a written notice of appeal with the Clerk of the Municipality of Wawa, no later than 4:30 p.m. on the 24th day of June, 2026, setting out the reasons for the appeal and accompanied by the Ontario Land Tribunal Appellant Form (A1) and required fee of $1,100 made payable to the Minister of Finance. This form is available on-line at https://olt.gov.on.ca/ or by contacting the Clerk.

IF A PERSON or public body did not make oral or written submissions to the Municipality of Wawa before the By-Law was passed, the person or public body is not entitled to appeal to the Ontario Land Tribunal. Only individuals, corporations, and public bodies may appeal the By-Law. A Notice of Appeal may not be filed by an unincorporated association or group. A Notice of Appeal may be filed in the name of an individual who is a member of the association or the group on its behalf. No person or public body shall be added as a party to the hearing of the appeal unless, before the By-Law was passed, the person or public body made oral submissions at a Public Meeting or written submissions or, in the opinion of the Ontario Land Tribunal, there are reasonable grounds to add the person or public body as a party.

THIRD PARTY appeals are restricted for these applications as per Bill 185, Cutting Red Tape to Build More Homes Act, 2024. Planning Act appeals may be filed by the applicant, the Minister of Municipal Affairs and Housing, a “specified person” (as defined by the Planning Act 1(1)), and any “public body” (as defined by the Planning Act 1(1)).
